THE highest price paid for a single residential property in Laois since the beginning of 2010 was nearly €1 million (€970,000 - full market price and including VAT ) at Carrick Hill, Portlaoise on June 1, 2011.
The highest purchase of 2012 came on January 11 at Kileen, Maganey for €700,000 (exclusive of VAT), while on December 10, 2010 a property at Derrygarron, Portlaoise sold for €620,000 (full market price and including VAT).
According to the Residential Property Price Register, the cheapest residential property purchased in Laois was on February 8, 2010 at Quigley Park, Rathdowney for €6,000 (not full market price and including VAT).
The cheapest purchases of 2012 and 2011 were at 30 O’Moore Place, Portlaoise for €7,500 on April 24 (not full market price and exclusive of VAT) and at Lough Gate, Portarlington for €10,000 (not full market price and including VAT) on November 7, respectively.
The PSRA advises that the register is not intended as a property price index as in some transactions the price shown does not represent the full market price of the property concerned.
Keith Lowe, managing director, DNG explained, “Whilst the register will provide transparency in terms of actual sale prices of properties it will be particularly helpful in providing data on the number of transactions happening at any given time and by locality which will be an indication of the state and health of the property market.”
The home ownership rate in Laois in 2011 was 74.4% with a total of 6,720 households (24.1%) living in rented accommodation. 3,277 of the 4,087 vacant dwellings in the county are houses, 661 were vacant apartments and 149 were holiday homes.
The price register has been produced by the Property Services Regulatory Authority (PSRA) pursuant to section 86 of the Property Services Act 2011 and nearly 100% of the data is filed on-line directly by the purchaser’s solicitor.
