Modular homes bought for €145,000 cost €345,000 to deliver in Laois

A Laois TD published a breakdown of the costs for the small houses for Ukranians including a €75,000 charge for Abnormally large site

Single storey modular homes in Rathdowney which each ended up costing €345,100 to deliver were built for €145,000. 

Laois Sinn Fein TD Brian Stanley pointed out that the average price of a three bedroom house in Rathdowney was €263,000 as he posted a breakdown of the costs of the 42 units in Rathdowney on his twitter feed.

The 45 square metre single storey units were constructed to house Ukranians who had been displaced by the war with Russia.  

In total, €14,493,000 was spent delivering the 42 units in Rathdowney but the majority of the money was not spent on the actual buildings. 

The breakdown revealed the site developments costs per unit were €135, 486.41, over 90% of the cost of the actual buildings. Added to this this was a charge of €29,122.27 per unit, equivalent of over €1.2million in total, under the category of Soil Conditions and Inclement Weather and a further €1,797 per unit, just over €75,000 in total, under the category of Abnormally Large Site.

There are also charges for boundary wall, ESB connection and security.
