Land rezoning makes way for potential new homes in Portlaoise
Land in Portlaoise was rezoned to allow for the opportunity of a housing development on the site near Kilminchy.
A submission was made to the Draft Portloise Local Area Plan 2018 - 2024 by Dunamaise Homes in the care of David Mulcahy requesting that the way would be cleared for a possible 36 house development.
Planning permission has been granted for 36 houses to be built on the 1.13 hectares of land on the Dublin Road which does not expire until 2021.
In the submission, Dunamaise Homes outlined the need for residential zoning to meeting the housing demand in Ireland. It was previously zoned as a Strategic Reserve site.
“Rebuilding Ireland seeks to build more private houses. There is an estimated need for 25,000 houses to be built per annum. Lands were previously zoned for residential.
“There are no known constraints associated with the site. Adjoin existing residential lands and represent sequential development.
“Direct and extensive frontage onto an existing public road. Single ownership not requiring any collaboration. Permission has recently been granted for additional houses on adjoining lands. This is not a strategic reserve area.”
Chief Executive of Laois County Council John Mulholland agreed with the submission and the land was rezoned in the Draft Portlaoise Local Area Plan 2018 - 2024.
“As the site is located within the town boundary and has an existing permission on site it is considered appropriate to zone the lands Residential 2,” Mr Mulholland said in a written reply.
This comes as part of a major and rezoning which took place at the Chief Executive’s Report meeting in Laois County Council last week.
An additional 18 hectares of land in Portlaoise town was rezoned to allow for up to 600 houses to be built in the next five to six years.
