A Laois town garden next to an industrial rail depot that was recently rezoned by councillors to allow a house to be built on it, is now up for sale at €80,000.

Last June councillors approved the rezoning of Conniberry House's side garden from Transport and Utilities to Residential, at the owner's request.

The landmark Edwardian three bedroom house is beside Iarnród Éireann's sleeper factory on the Old Knockmay Road, separated by a palisade fence.

Laois County Council had proposed the rezoning as the owner was seeking planning approval to build a dormer bungalow and entrance in their side garden which is 0.3 acres.

They said that while "a dwelling would not normally be permitted in lands zoned Transport and Utilities", there are houses beside it, one which was also built after a change of land zoning, and it will provide another house inside Portlaoise town boundary.

The garden with its planning permission for a 1600sqft house is now on the market at €80,000, and the house for €299,000, to be sold separately or together, according to auctioneers DNG Kelly.placeholder image

"The main house boasts spacious rooms with high ceilings, original Edwardian-style fireplaces and charming period character. Conniberry House is built on a large site in a quiet residential location near Portlaoise town, and is within walking distance of Portlaoise town's many amenities including shops and train station.

"Conniberry House also has an adjacent site (c. 0.3 acres) to the property, which comes to the market with future planning permission for a dormer bungalow. This site can be sold either with the property or separately. Located within walking distance of Portlaoise Town, Train Station, schools and churches," they say.
