A former public house in Mountmellick that was recently granted planning permission to become a restaurant and takeaway has hit the market in Laois. The three-storey mid-terrace property on Patrick Street operated as a pub for generations, most recently known as ‘Naomi’s’ and previously ‘The Gallery’ and ‘The Old Oak’.


The premises has been vacant since at least April 2019 and was granted planning permission earlier this year for change of use to restaurant with take-away and re-development of apartments above the pub. CONTINUE READING BELOW PHOTO


The applicant was Weijing Pan & Jianyan Lin who run a Chinese takeaway and pizza establishment at a rented accommodation at 37 Parnell St. Mountmellick.


The planning application said they had bought the premises in May 2024 while seeing its potential in the centre of town to reopen and bring life back to the building.


The premises at 11 Patrick Street is now being sold with a guide price of 175,000. The selling agent is Matt Dunne, auctioneer.
The description on Daft.ie says the property occupies 450 sq.m incorporating bar, lounge and residential accommodation overhead.

"There is access to a yard area at the rear of the property via a laneway from Patrick Street. While the property is in need of refurbishment, it presents an excellent investment opportunity for Commercial on ground floor with apartments overhead. Full Planning Permission was granted for change of use from Public House to Restaurant with take away and redevelopment of existing two apartments into three apartments over two floors," the selling agents state.


As well as the bar area the property features male and female toilets, keg storage, and outside covered beer garden.
