New houses being built in Portlaoise in 2022
Laois has the second lowest average house price in Leinster and is below the national cost according to the latest figures.
New Central Statistics Office figures show that Irish households paid a median price of €300,000 for a dwelling on the residential property market in the 12 months to November 2022.
In Laois the median price paid for most of last year was €225,000. Only Longford in Leinster was lower. The price there is €150,000 which is also the lowest median price in Ireland.
The CSO also publishes median prices by Eircode. Most of Laois falls within the Portlaoise Eircode which had a mean price of €221,000 last year. The Eircode area with the highest median price for household dwelling purchases was A94 'Blackrock' in Dublin which €745,000. The least expensive Eircode area was F35 'Ballyhaunis' with a median price of €125,000.
The Laois price is below all of its bordering counties except Tipperary. Homebuyers paid in €230,000 Offaly, €368,847 in Kildare, €225,865 in Carlow. The price in Tipperary was €190,000.
The Dublin region had the highest median price at €425,000 in the year to November. Within the Dublin region, Dún Laoghaire-Rathdown had the highest median price €620,000.
Nationally, residential property prices of new dwellings in the third quarter of 2022 were 9.1% higher than in the corresponding quarter of 2021. This compares with an increase of 7.9% in the year to the second quarter and an increase of 3.2% in the four quarters to Q3 of 2021.
Prices of existing dwellings in the third quarter of 2022 were 12.7% higher than in corresponding quarter of 2021. This compares with an increase of 16.2% in the year to the second quarter and an increase of 13% in the four quarters to Q3 of 2021.
In the year to November, 49,982 dwelling purchases by households at market prices were filed with Revenue. Of these, 16,598 (33.2%) were purchased by first time buyer owner-occupiers, while former owner-occupiers purchased 26,752 (53.5%). The balance of 6,632 (13.3%) were acquired by non-occupiers.
The CSO says Revenue data shows that there were 1,634 first-time buyer purchases in November 2022, an increase of 13.1% on the 1,445 recorded in November 2021. These purchases were made up of 481 new dwellings and 1153 existing dwellings.
