Various private and public housing developments in Laois.
The median price of Laois houses has shot up beyond €300,000 the past 12 months, according to the latest official figures from the Central Statistics Office (CSO).
The latest house prices for Laois and other local authority areas are contained Residential Property Price Index September 2025. Published on November 19, it shows that the national Residential Property Price Index (RPPI) increased by 7.6% in the 12 months to September 2025.
Prices outside Dublin were up by 9.4% compared with September 2024. The median price of a dwelling purchased in the 12 months to September 2025 was €380,000.
Despite a rise in house building in Laois, especially Portlaoise, the median house price in Laois in September 2024 was €265,000. By September 2025, this has jumped by 15% to €305,000.
When compared to the start of 2025, it appears that the bulk of the Laois price surge has taken place in 2025. The CSO's January index showed a median price of €270,000 in Laois. This means there has been a massive 13% increase in the first nine months of 2025.
The latest report also carries the median property prices by eircode area. Most of Laois in contained within the Portlaoise eircode which had a median price of €300,000 in 2025.
The significance of the rises in the Midlands was a point of comment for Niall Corkery, a Statistician in the CSO Prices Division in a statement to the Leinster Express / Laois Live. MORE BELOW PHOTO.

"Outside of Dublin, house prices were up by 9.4% and apartment prices rose by 10.0%. The region outside of Dublin that saw the largest growth in house prices was the Midlands (Laois, Longford, Offaly, and Westmeath) at 13.3%, while at the other end of the scale, the Border (Cavan, Donegal, Leitrim, Monaghan, and Sligo) saw a rise of 5.8%," he said.
Figures on Daft.ie show that there are 180 homes for sale in Laois. The cheapest is a two-bed cottage in Camross for €95,000 while the most expensive is a five-bed detached house at Ballydavis, Portlaoise for €950,000.
