The Portlaoise home was in pristine condition in 2009 but has fallen into disrepair having to be fenced off with the windows boarded up.

The house was on Laois County Council’s radar with a number of enforcement notices placed at the entrance to the property. Following queries from Laois Live/Leinster Express Denise Rainey, the Council's Town Regeneration Officer, confirmed in January 2026 that the property was not then on the derelict site register but the process to put it on the register commenced in August 2025. At that point the receiver of the property was serviced with an initial notice.

“In response to the notice, the agent appointed by the Bank committed to carry out improvement works to the property to render it not derelict and was given a period of time to carry out same," said Ms Rainey.

"As these works were not carried out, Laois County Council are now proceeding to the next stage, which will be to enter the property on the derelict sites register," she said.

Now the site is set to be sold by public auction on Thursday, March 26 at 11am. Sherry FitzGerald Hyland Keating are the auctioneers and the property is listed with an Average Market Value (AMV) of €150,000.

In their description the selling agents describe the five bed property as an “exceptional detached residence on a generous site.”

They say the property is in need of a full refurbishment and buyers must satisfy themselves prior to auction of works required.

“Set on an elevated site surrounded by mature trees and greenery, this property offers exceptional privacy while still benefiting from its proximity to local amenities, schools, and town services. The property enjoys a prominent position with extensive driveway parking and ample outdoor space, offering enormous potential for further enhancement or redevelopment (subject to the necessary planning permission),” the description outlines on Daft.ie.

“The residence itself extends to approximately 255 sq.m / 2,749 sq.ft and while in need of refurbishment and modernisation, it provides an excellent opportunity for purchasers to create a truly outstanding family home. The generous accommodation includes multiple reception rooms, a spacious kitchen, dining area, utility/laundry space, and several bedrooms across two floors.”

“This is a rare opportunity to acquire a substantial property with significant potential in a mature and highly sought-after location.”

The ground floor features an entrance hall, large living room with bay window, dining room, kitchen, utility/laundry area, bathroom and multiple bedrooms. Upstairs the accommodation continues with additional bedrooms, bathroom facilities and storage areas.
