Site was recently rezoned by Laois County Council as suited for residential development

A site in Portarlington that was recently rezoned for residential development, has come on the Laois property market with a guide price of €3 million.

The four hectares (9.88 acres) of lands as well as two houses are in Droughill, 1km north east of Portarlington town centre, sitting right on the Offaly border.

The site includes two bungalows, farming fields and agricultural buildings, facing the L7178 Droughill road, next to the Pine Villas housing estate.

Dublin auctioneers Savills are handling the sale.

Paul Nalty of Savills told the Leinster Express / Laois Live that he expects strong interest.

“The recent zoning designation, combined with the site’s strategic location, presents an excellent opportunity for developers to deliver much-needed new housing in a location where demand continues to exceed supply.

“Despite this recent influx of rezonings around Ireland, there continues to be a shortage of residential development land available within the market and we expect strong demand for this sale as a result,” he said.

Savills say it comprises “an irregular-shaped greenfield holding together with a detached bungalow dwelling and ancillary agricultural structures including a barn”.

The lands are situated approximately 1km north east of the town centre.

They describe Portarlington as “a well-established commuter town strategically positioned on the Laois-Offaly border and benefits from strong transport links to Dublin and the wider Midlands region”.

They note that the area is served by a range of amenities including primary and secondary schools, supermarkets, healthcare facilities, sporting clubs and recreational amenities.

“Connectivity is a key strength of the location. The property benefits from access to the R419 and R420 regional routes, connecting directly with the M7 motorway.

“Portarlington Railway Station offers regular commuter services to Dublin together with intercity services on the Dublin-Cork and Dublin- Galway rail corridors,” Savills says.

Laois County Council representatives approved the rezoning of the site last May. It is one of five in the town totalling 9ha rezoned in a variation to the Laois County Development Plan 2021-2027, to align with national guidelines on housing growth. In all the council estimates the five sites to have a potential to provide 312 new homes.

Portarlington’s population more than doubled in the past 20 years, growing at twice the rate of County Laois to reach about 9,500 residents.
